CHECK​LIST

Below is a checklist to help you with the planning of your Transbuild home and ensure that you address all requirements. These details will be covered off in conjunction with our team as your project develops.
​Please note Transbuild pricing includes code of compliance certificate for the building, the site consent will be costed as we develop that for you.

KNOW YOUR SITE LOCATION

Transbuild can manage the site consent with your local council, and liaise with or support you in engaging any required external consultants e.g surveyor, engineers etc. If you already have a  Geotech and survey reports, please share these early in your discussions with the team as this helps them provide more accurate costs specifically for your site. 
UNDERSTAND YOUR SITE REQUIREMENTS

Our team will be able to identify your site compatibility for one of our buildings and truck access for delivery. If required we can engage in a ‘feasibility study’ which for a small planning fee can identify the full scope of your project costs, including all site works and external consultants before you need to commit to the full project investment. It is important to us, that we help you identify as early as possible whether a transportable building is an option for you so as not to waste your time and money.  
 
We engage specialist house moving teams, trucks and equipment to move our buildings, and they are all delivered as a single unit (not as part modules collated on site). Up to 150sqm, 9.0m wide these are on the road in the early hours of the morning and dependent on your site will often require specific road permits. This delivery team will complete the Council approved foundations for your building on the day of delivery, and then lower your building into place. For this reason, all our house prices include delivery to your site within 40km of our Drury, South Auckland factory. The first stage estimate will set out a landed cost on a standard set of house piles to NZS3604 design. A feasibility study or Geo-technical report will identify if your site requires additional investment for engineered foundations design, or a local crane contractor.
SITE PREPARATION

1. Foundations
We engage a delivery team of specialised house movers to move your building and complete the foundations on the day of delivery before they lower the building into place. Note the foundations are for the building footprint only, any required foundations for decks etc will need to be quoted separately, or completed by your building contractor after delivery of the building. Foundation plans as submitted to council will be supplied for local builders to complete required site work. Our initial cost estimates include a price for standard NZ3604 foundations, we will requote this if required based on your geo report findings.
 
2. Power
Houses are fully wired internally & externally, so all that is required on site is a simple hard wire connection simply done by a local electrician. Internal meter boards are supplied with the house. We will supply all required compliance certifications for the building at time of delivery as the site electrician will need this for site compliance documentation.
 
3. Plumbing and drainage
Your plumbing and drainage plans will be completed as part of your documentation submitted to council. Typically local contractors are engaged to complete the work.
 
4. Water
If you don’t have an existing source that you connect to as in a residential town site, you will need to purchase a tank(s) and pump. This will all be set out as part of your site documentation and if required included in your cost estimate. Buildings require a simple connection to a single inlet valve, it’s that easy.
 
5. Waste Water/Stormwater 
This is assessed as part of your site compliance documentation, the plans will detail any work that a drainlayer/plumber is required to complete for your site. At cost estimate stage we can ensure that we include a provisional figure for this, so that you have an overall project cost to work with and understand your budgeting requirements upfront.
Residential versus rural sites have different requirements to be aware of if you are considering purchasing land, eg water tanks, septic tank design etc

Our costing process works through an overall project estimate which covers off every cost that might be incurred for your site. This will include the factory build of your building including CCC, transport to your site and lowered onto a standard NZS3604 foundation, a geo report will confirm foundation design which may incur some additional costs for extra piles or depths. We like to operate to a “no surprises” mantra, so we identify early all options that might need to be considered for your site and then alongside your Transbuild contact you can work out your plan preference  and decide who to engage to do what work on your site. This is an accurate estimate, but once you are happy to proceed, we can easily transfer this estimate into a fixed priced MasterBuild Contract very quickly. Whilst all care is taken to ensure accuracy with the provisional sums, clarification with local sub-contractors once the concept and site plans have been completed, will allow the estimates to be firmed as quotations.

Transit Insurance
Transit insurance is supplied as part of the house delivery until it is lowered onto the piles.  You must organise your own insurance to start the day your building is delivered, this is typically termed a ‘construction insurance’ while you are operating a building site. Discuss with your provider their policies, and when you would switch over to normal house and contents cover.
 
Code of Compliance after delivery 
Transbuild will supply all CCC documentation required for your building at the time of delivery. In regards to your site, you must get ‘statement of work’ from all your local trades ​
BUILDING SIZE

Building size is obviously a key factor in price of both the build and the transport. Your site might be governed by local council restrictions e.g secondary dwellings have a maximum sqm stipulated which is varies in different regions. If you understand this, know ideally what your preference of number of bedrooms/or spaces then we can engage with you to make a recommendation that is best for your site and indicative budget.

timing

You will need to make your Transbuild Consultant  aware of your target dates for delivery, they will be able to advise  straight away if these are realistic or not.

Once you progress to signed contract and your deposit is received our production team will advise your production schedule and the week that we are targeting for delivery to your site.
Live job and site plans 
Picture
Once your plans have been approved by council we move into production and the team will confirm timings for your project. At this point we will have all the required plans to share with your tradesman for your site works.
